The Town rise the evaluation.
Beautiful cottage with garage construction 2008 - Novoclimat. Quality construction with beautiful hardwood floors, ramps and stairs. The kitchen floors, bathroom and washroom are in ceramic. Windows are in PVC, sliding and crank. The roofing is asphalt shingles. Energy for heating is electricity (electric baseboard). First homeowner.
There is a ''walk-in'' in the master bedroom. The washer and dryer are installed in the basement. Plumbing for a future bathroom is also installed (shower, bath, washbasin and toilet).
Possibility of a third bedroom in the basement and a big family room.
The water heater was changed in May 2017.
There is an installation for central vacuum.
The ceiling fixtures are included as well as the dishwasher (9 years), the hood and the shed in back yard too. The garage has an electric door opener.
The rear balcony has been expanded to 14' x 14'. A deck slabs 14' x 14' has been added with two sidewalks slabs on each side of the house. No rear neighbors. Quiet neighborhood.
Lanscaped and fenced yard. Many trees are planted : evergreens, fruit trees pear, plum, shrubs, plants, perennials as well as small fruit plants : strawberries, blueberries, blackberries. Many tulips growing in spring.
Near nurseries, primary, high schools and the school of horticulture. The library and the health COOP are at five minutes from the house. There are an arena with water park, soccer fields, baseball, several parks and a large Canada Post Office. There are also a veterinarian clinic and two dental clinics. A captaincy is under construction at the marina or 99 seats will be added to the dock as part of the revitalization of the marina and the cartier.
Five minutes from Highway 30 and near of Châteauguay and Valleyfield.
