Very bright duplex in downtown Sainte-Adèle with a large 5 1/2 and a 4 1/2 in proximity to everything but in a peaceful area

The appartments are presently available to be rented, occupied or both.

The lower 4 1/2 appartment could be rented $1200-$1500 /mth empty or $1800-$2000 furnished. The one upstairs can be rented $1800-$2000 empty or $2200-$2500 furnished. (A small 4 1/2 on the 4th floor of a rental building without elevator down the street, was rented quickly last month at $1500 without any services!)

It is also an INTERGENERATIONAL with 2 solid communicating doors between the apartments.

Each apartment has its own entrance, its own electricity meter, its own large hot water tank and its own civil address.

It has municipal water supply and sewer services.

Snow removal is quick after all snowstorms.

The 5 1/2 can be on 2 floors with two bedrooms upstairs, including a large master bedroom and a second good sized bedroom.

The third bedroom and closed laundry room are in the semi-basement and can also be used as an office or studio.

The 4 1/2 is a garden level apartment. At its entrance there is an intimate slab patio where you can put a table, chairs and a BBQ. This accommodation is also very bright. The sun comes in through the kitchen and the living room during the winter. The 3rd room could be used with the 4 1/2 to change it to a 5 1/2 thanks to the 2 communicating doors.

All bedrooms are above ground and all rooms including the laundry room have a window.

This house doesn't have a wet cave in the basement.

Many renovations have been carried out over the years including the roof in 2006 and the front part of the roof again at the end of 2017. In September 2022: the 2 large hot water tanks were changed, the front fence was also redone and the upstairs apartment has been repainted. The 2 communicating doors have also been changed to solid doors. All required repairs were always done immediately and the house has been well maintained over the years.

This property is located within walking distance to supermarkets, banks, gas stations, shops, bars, restaurants, cinema, the Riviere du Nord trails where you can take long walks in the woods, cycle along the river, go snowshoeing or cross-country skiing, skating or salsa dancing on Thursdays or take part in several other activities offered by the city without having to take your car or worry about parking space.

Several schools are also within walking distance.
