Duplex

This beautiful home has had the same owner since it's construction in 1989.  Situated on a lovely private property measuring 15900 square feet and bordered by a cedar hedge and a fir hedge. The property is located 3km from autoroute 31, 4 km from autoroute 40 and 15 km from autoroute 158. The area is very peaceful and calm while still being close to amenities; supermarkets, schools, pharmacies, and the river are but a ten-minute drive away. The street is also calm and ends in a cul-de-sac keeping car circulation at a minimum. The houses have been a very well kept, excellent neighborhood!

Main house at 381 Marie-Anne - 1989

The front yard includes a large parking space that can accommodate 5 or 6 cars, and the back yard has a shed.  The basement comprises a covered exit to the back yard, along with a workshop. Each of the properties has its own submersible sump pump.  

This is a list of all the improvements and renovations that were done over the past years:

  • 2008 : Construction of a solarium style veranda. 3 seasons (not insulated)
  • 2009 : Construction of the pool deck
  • 2015 : Creation of a third finished room in the basement with floating wood floors, gyprock walls, walk-in closet and a space that can eventually be made into a bathroom
  • 2017 : Renovations to the patio, addition of a locked door to access the pool.  New patio doors. 
  • 2018 : Roofs on both houses were redone with asphalt shingles.  The main door was changed along with most windows.  Toilet was changed.  Water softener was completely refurbished (bile and resin).
  • 2020 : New bath and shower unit. New water heaters, 60 gallons.

House at 383 Marie-Anne - 2006

The first house situated at 381 was built in 1989 whereas the second house was constructed in 2006 in order to house the owner's parents. This second home has its own Hydo-Quebec account as well as its own front and back private entrances. This home also has a basement with blown insulation and is 35% finished. Besides finishing the basement there are no renovations to be done on that home.  Impeccable!   

This is a list of all the improvements and renovations that were done over the past years :

  • 2015 : Installation of a marble shower which can accommodate a person using a wheelchair.
  • 2020 : New water heaters, 60 gallons.

This house is currently vacant as the person who formerly lived there has gone into a CHSLD.
