Superb renovated condo in the heart of the Plateau.Condominium of six units, in concrete. Located 2 minutes walkfrom Lafontaine park, nice quiet area. Very close to Duluth Streetand close to Mont-Royal Avenue.  
Close to all services, shops, cafes and restaurants, pharmacies,banks.
Public transport nearby: Sherbrooke Metro Station is an 11-minute walk away, Mt-Royal Metro is 13 minutes away.Communauto, Bixi stations, many bike paths.
A vignette of the city of Montreal is available for parking on thestreet.
Completely renovated in July 2017.All floors have beenrefurbished; bedroom, living room, dining room, kitchen andbathroom (heated floor).  Wall-mounted air conditioner (Daikin,9,000 BTU, 12-year warranty, transferable). Householdappliances (stove, refrigerator, dishwasher and microwave,washer and dryer, but the latter are functional.  On the balcony,the shed was completely redone in March 2018 with a steel doorand a composite plank floor was installed in summer 2019.
Condo where harmony reigns. Nice collaboration between all. Excellent management. All major expenditures are planned andplanned for several years.  The complete renovation of the frontstaircase will be carried out in 3 years. The roof was redone in2011 and the windows are in excellent condition.
Possibility of investment, very good potential rental income. For14 years, less than a week was required to rent, regardless of thetime of year.  The last tenants left in November 2020. Immediateor flexible occupancy period.
A functional wood fireplace, but not in accordance with the city'scurrent standards, the city prohibits its use, except inemergencies.
