Like having a cottage on top of a rental apartment
for the Price of a cottage!

You will find nothing that offers comparable space on the market. This is not a converted triplex but an authentic three-story duplex as they were built in Montreal between 1850 and 1890. The duplex offers the advantages of a cottage with its large cottage style two-floor apartment (2nd and 3rd floor) and a rental unit on the first floor which helps pay the a significant part of the mortgage and expenses ($925/month). It is also ideal for a multigenerational occupancy or, should you want to occupy the whole building, the two apartments can be converted into one immense three-story townhouse (the borough allows for such conversion of duplexes, but forbids it for triplexes). And for even more space, the basement can be converted to living space.
This unique duplex has a lot of character with its high ceilings, its original pine floors cut from mature trees, hence much harder than today's wood, its plaster ceiling medallions, and crown moldings, its beautiful banister (in the cottage style apartment), its three skylights offering great luminosity, its false mansards and numerous other architectural details. Also remarkable is the floor plan which makes optimal and ergonomic use of the space.
You enter the cottage-style apartment through a formal entrance, separate from common spaces, which gives you access, on the left, to the large kitchen and living room, and to your right, two bedrooms, and the stairs leading to the top floor of the apartment where you will find four more bedrooms (for a total of six bedrooms) and a reading room. You can therefore enjoy the living room without interruptions from the comings and goings of other members of the household. The apartment also has the toilet in a separate room from the bathroom. No more will you have to get out of the bath because someone needs to go to the toilet.
The roof has been redone in 2020 and would be ideal for a roof terrace with a breathtaking view of downtown. Brick is recent.
There is also a nice garden in the back that connects to a pedestrian-only walkway and a park.
The duplex is also ideally located. A few minutes from the Lachine Canal, the Nordelec, Building 7, less than a minute drive to Costco, walking distance to Griffintown, ETS, the Old Montreal, a few minutes from downtown and near a projected station of the REM. It is also right across the street from Devimco's new development project.
