Owners’ comments

Located on a natural elevation overlooking the St-Lawrence river, this amazing ancestral house which has been fully restored, offers breath taking views of both the river and the Metis beach/ lighthouse and is only a five minute walk from an english school.

The house is situated south of Beach road and due to the property's elevation above the river, there is no risk of flooding. The property also includes land that measures about 75' in length and 35' wide, which gives you direct access to the beach where you have the option to built a stair case and a deck.

In 1997, l began major renovations to restore this amazing house, careful to make sure that its original charm was keep intact, most notably the magnificent wood beams and walls that were cut and carved by hand. Here is a list of the main work completed: brand new roof and insulation/ insulation of exterieur walls and roof/ cedar siding/ replacement of all exterior windows and doors/ construction of exterior galleries/ replacement of entire electrical system including the electric pannel( now 200 amps)/ replacement of entire plumbing system including water entry/ refinishing of hardwood floors on both the main and second level/ installation of 2 chimmeys which conform to the most recent standards/installation of wood burning fireplace/ installation of a gaz line for cooking/ verification of the foundation and urethane insulation/ showcasing of the hand crafted wooden beams/ excavation work in the basement to make it functional/ renovation of the shed.

In 2007, major repairs to both the kitchen and bathroom on the main floor.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
