Owners’ comments

Tranquility guaranteed on a magnificent site of more than 71000sqft with a panoramic view near the river. A little corner of paradise, with no neighbors, large lot, close to all services! Perfect for a farmhouse project (horses, goats, kennels, etc.). Possibility of being partially autonomous (vegetable garden, fruit trees). A true haven of peace. Agricultural area 2. Non-smoking house.

HOUSE

Renovated bungalow with 3 bedrooms, large open concept room, and very sunny. Refreshment and small jobs to plan to shape the house to your taste.

Ground floor: 2 bedrooms, living room, dining room / open kitchen, bathroom, entrance.

Partially finished basement: 1 bedroom, bathroom, slow combustion fireplace (wood). Unfinished room with superb masonry.

Roof: redone in 2011. Place sufficiently windy so as not to need to remove snow from the roof regularly (0 to 1 time per year).

Electrical panel redone in 2013. Water system redone in 2017. Windows changed in 2013, 2014, and 2016. Drain redone in 2014, with insulation and sealing of the older part. Purification fields and septic tank date from 2009. Well from 2011.

SERVITUDES (without legal guarantees)

Detached garage 21 x 20 (1 car + workshop) + woodshed. Barn 50 x 26 with 4 boxes in excellent condition and very clean (ideal for horses).

PARCEL

71,256.01 square feet, part flat, part sloping. Fields, Bras river, and barn as the only neighbors. Presence of mature trees. Young fruit trees (apple trees of different varieties, pear trees, plum trees), some of which already produce (notably the extraordinary Dolgo). A few vines (grapes to consume, for juice or wine).

Quiet and secluded location. Wind mostly West (from St Jean Chrysostome), so no odors or pigsties of St Henri, or Composts du Québec Inc.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
