Wood lots of 64.3 ha with an ancestral house

Wood lots of 64.3 ha with a charming ancestral house in Saint-Sylvestre-de-Lotbinière, located 45 minutes from Quebec City and 20 minutes from Sainte-Marie-de-Beauce.

Huge wood lots of 64.3 ha consisting of various forest stands, such as a spruce plantation of 30-40 years old of 22.3 ha, a mixed forest of firs, white and yellow birches, cedars and three young  non-operational maple groves.

Ideal piece of land for hunting small and large preys (deer and moose) with four caches already in operation. Two rivers cross the property and offer small trout fishing.

A friendly house of one and half floors suitable for year-round occupancy. Transferred from one generation to the next and upgraded throughout the years. PVC Windows offering a nice exposure to the surrounding nature. Five bedrooms with storage.  An independent entrance for the basement.

The lawn of the house, measured 0.5 ha, is well designed and surrounded by maple trees. A big garden and flower beds would satisfy the green thumbs. A private fenced lake for trout farming is located nearby.

A garage, designed to store equipment, has an insulated and heated workshop with a 10 feet door. There are also two other containers for additional storage and a wood shed.

Possibility of forestry equipment to discuss (excluded).

Property bounded to the South-West by the river Filker and to the North-East by picket line established in 2012. Forest management plan completed in 2012.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
