Owners’ comments

Located 30 minutes from Montmagny, Victorian style farmhouse on a land of 120 acres, brick house with facade coating Novik. Shower in the basement, as well as a room used as a workshop. The kitchen was renovated in 2006-2007, with granite countertop and wood cabinets. The kitchen floor has been renovated in 2018. The bathroom was renovated in 2005. Plumbing has been changed in majority to PEC in 2018. A central sweeper with basement, as well as the first and second floor is included. The electrical entrance and counter as well as the Cadey furnace and the two convectors in the basement were installed in 2012.

All blinds are included as well as curtains, with the exception of the head of curtains in the master bedroom.

A beautiful cedar hedge on three side of the house and a part between the house and the spa. The spa is new in 2016, has sound system with am/fm option, usb, and bluetooth. A terrace of approximately 15 x 20 tiles has been laid between the spa and the house.

Garage 1 1/2 floor, size 22 x 22, wood heating with slow combustion, central vacuum included and also electricity 220. The floor was made in 2008. The front door was renovated in 2018. The insulation on the south wall was done in 2018 as well as some of the cladding.

Stable barn of 83 x 40, with heated and fitted saddlery, able to keep 12 horses with possibility of pension income for horses. The water line and some of the electricity were done in 2006-2009. A concrete floor was made in 2008 in the eastern part of the barn. The west extension, 16 feet x 40 feet, the sheet metal roof and exterior siding, was built in 2016. The barn has a manure shed.

A 12 x 24 wooden machinery garage with no foundation is located northeast of the stable. Two tanks, one for gasoline and the other for diesel, with pump, are installed next to the garage. The pen is fenced with electric wire. A round pen of about 25 feet and a carousel of 100 x 200, fenced.

A hunting trailer is located on the ground. A stream runs from west to east about 1/3 mile from the house. A small cottage, without service, with wood heating, is located about 3/4 of a mile north of the house.

Plantation of about 12,000 spruce trees from 2005-2006-2007. Several trails.

Access to snowmobile trails and the bike path is located at the northern limits of the lot. Also 15 minutes from the center Appalaches Lodge - spa.
