Coquette centenary house, located on an enchanting site in the heart of the Appalachian Mountains on the edge of Armagh and Sainte-Euphémie-sur-Rivière-du-Sud.

The property is located just 45 minutes from Lévis and 30 minutes from Montmagny.

This farmhouse is renovated, the roof and mantle of the fireplace were made back 2010. The water pump is new from 2020 and the water tank was redone 2018. Electricity has been completely redone to 2021 standards this spring and the house is freshly repainted in full. The septic tank and the sewage field are compliant and the work was completed in 2017.

The property includes a one-and-a-half-storey centenary house, including two bedrooms, a living room, a kitchen/dining room, a storage space (locker) and a stone basement. The floor in the bathroom is made of ceramic, as well as the walls of the shower. The house is heated with wood and electricity, there is a nice wood stove and a furnace in the basement, which will be repaired (renovation in progress).

The property also includes a stable that is fully equipped and functional for horses and we leave the equipment accordingly (round-pen, drinking bowls, boxes and outdoor feeder). Until recently, we operated a school of classical and ethological riding there. The underground power supply comes from the house and there is a 40-amp electrical box in the stable. The terrain is drained to optimize the grazing space.

As for the dimensions of the buildings, we have a stable of 20 x 60 feet, which includes 9 boxes and a upholstery, as well as a 22 x 24 foot manure shed. The old tasserie, with a size of 30 x 40 feet, serves as a windowled and illuminated indoor ride for winter and rainy days. Including a large hay storage space at the top of the stable.

Other buildings include a garage where an automobile can be stored as well as another building that can be used as a shed (ideal for storing dry wood, among others), which has a rustic stamp floor.

The land, a size of 7 and a half acres, is 365 feet wide and is 890 feet deep. It includes a 200 x 90 ft outdoor sand ride, horse grazing, a commercial spruce plantation, and two beautiful small lakes. The round-pen that is installed on sand, allowing horse training is included. Our land has three surface wells and is located in a white zoning.

Few functional closures are available with such facilities at this price. We are looking for an interested and serious buyer. Do not hesitate to contact us to make an appointment for a visit, which will charm you!

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
