Owners’ comments

100 ACRES MOUNTAIN with spectacular view on MOUNT ORFORD and ORFORD LAKE.

This property of 98 acres overlooks Orford lake is 5 minutes from MAGOG and 1 hour from Champlain Bridge. Zoned white on 3/4 of its area.

There are presently no constructions but it is now constructible for 1 house with lots of space and no neighbors.

There are several plateau that would allow making lots of 3 acres minimum. With 149 meters of frontage on North Road, there are several possibilities for dividing the property.

An access to Orford Lake with its pristine water,  is negotiable since I own 155 feet on the lakefront with a clubhouse.

Direct access to the Appalachian Trail and snowmobile network of trails giving you access to the province of Quebec.

I am open to discuss subdividing for 2 to 4 lots.

There is also a possibility to acquire a right of access of a 155 feet frontage with a 2-floor clubhouse for a total of 2400 sq. ft. (Not included in asking price)

Everything is discussable since there is a multitude of possibilities.

Property transfer duties

In Quebec, the property transfer duties is a tax that all municipalities must collect from the new owner (buyer) of a property.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
