Owners’ comments
Access to the Memphremagog Lake, very nice lightly condo on the first floor of a 6 condos of a quiet building (no smoking area), located near by bike paths and pedestres,, at 3 minutes walking to the beach 'Plage des Cantons' and less than 8 Km from Orford Mount for golf or ski.
There are 2 bedrooms, one is very large with large closet, a very large living room and dining room (open plan) with a gaz fireplace, kitchen area with large closets, a large bathroom with bath and independent shower.
There is no neighbour in front, neither in back with a cedar hedge separating the neighbour's buiding on the east side. Large windows give light and sun from morning to night inside of condo. The balcone in front of the building (south-east) give a view on the quiet street (cul de sac), no neighbour in front. There are 2 private parking places and a large shed to be shared with a co-owner.
Monthly cost : 130$/month (insurance, maintenance, snow removal, grass shearing..).
Renovation works in the condo: May 2019: painting, replacement of the wooden floating floor with an under carpet anti-humidity, energy saving, etc... (the best quality).
Renovation works of the building: 2012: roof rehabilitated, 2018: replacement of 3 balcones and 2 ramps, 2018-19- other works on roofs.
The condo is rented at 825$/month (good tenant ready to sign a least with increasing rental price or to leave with 60 days advise).
