Location, location. Private beach and mooring on Lake Memphremagog (300 ft); 3 min. to Magog, bike paths, and 10 min. to ski on Mont Orford. Dine on your boat during summer evenings. Option: Boat included - 28-ft. Chris Craft Cavalier (1964), sleeps four people, and has its own trailer.

Low maintenance: all-brick house, steel roof, aluminum windows. Comfort: central air conditioning, bi-energy, thermopump, two-sided fireplace, cathedral ceiling, renovated kitchen, formal dining room, finished on three floors. Private:  fenced year, cedar hedge, mature trees,  perennial garden. Security and peace and quiet: Private park and beach,"Place Lestage" on Lake Mephremagog  (low membership fees $85 a year for access to the beach and less than $ 200 for deep water mooring of large boats).

High quality property. The house is of superior construction with low maintenance  -  Brick all around, it has a recently installed steel roof, and aluminum windows. Energy efficient. Central air, central vac, heat pump and air exchanger. Wood fireplace and gas stove. Large home : 4 bedrooms and 3 1/2 bathrooms, over 2200 sq. ft. of living space. Radiant panels in two bathrooms for extra comfort. Hardwood and ceramic floors on two floors with laminate floors in the basement. Quality materials ... hardwood, granite, jacuzzi bath for two, aluminum windows, ceramic tiles, thermo heat pump, bi-energy, halogen lights, large deck, stainless steel appliances. 

Main floor : Large, bright, renovated eat-in kitchen with a huge island, granite counter-tops and stainless steel appliances. It opens onto a spacious attached living space (hardwood floors, french doors to big private deck, recessed lighting, fan).

The separate dining room has a bay window, a double-sided wood fireplace, and french door to the kitchen. The sunken living room with cathedral ceiling, skylights, ceiling fan, wood fireplace is sun-filled, with a view of the garden. The powder room with wainscotting, glass blocks, and recessed lighting was recently renovated.

On the second floor is a spacious master bedroom with ensuite (3-piece) bathroom, skylights, boudoir, and a balcony for two in the treetops. The master bathroom has a double jacuzzi. Hardwood floors and ceiling fans in all three upstairs bedrooms. Wide open hall overlooking stairs and entrance, and a second four-piece bathroom. Good storage. From the balcony and upstairs windows are seasonal views of the lake.

In the finished basement there is a large entrance, a family room, a guest room and ensuite, a dedicated laundry and sewing room and a large storage room.

Large private yard with mature trees, cedar hedge, flowering shrubs, and perennial garden, fenced and ideal for small children or dogs (plus playground and doggie beach close by). Single attached garage with five outdoor parking spaces.
