Maybe the best Location in Orford!
This property is at the entrance to Parc du Mont-Orford, attracting half a million visitors a year. In the heart of Cherry River Village, it is serviced in front by the only sidewalk that links hotels and businesses and, in the back, by the Magog-Orford bicycle trail. In fact, it is steps away from hotels such as Manoir des Sables and Estrimont and next door to a new café opening this summer.
These premises also face the popular Parc-de-la-Rivière-aux-Cerises, home to multiple municipal and tourist activities: Orford Musique concerts, seasonal events and sporting competitions. It is a family favorite, with picnic tables, Jungle Jim, and swings as well as Saturday reading events for kids. Lastly, the park is the site of the municipal recreation center now in progress.
This house, one of the first to be built, has been lovingly maintained: hardwood flooring, woodwork, brick chimney, and stone foundation. More importantly, it has also been brought up to modern standards regarding electricity (220, multiple breakers and exits), insulation, (sound and thermal, door and windows), water (artesian well, water filter, wastewater) heating (electric forced air, water heaters), ventilation and roofing.
This building offers 1614 square feet (150 m2) of total space. The main floor, 2317, is a commercial space of 807 square feet (75 m2). It is easily accessed by a small covered side porch. A generous triple front window attracts passers-by. Among its 6 1/2 rooms, it features a very large front one, a kitchenette, and a powder room. A handsome original pine staircase leads to the second floor if so desired. Otherwise, 2319 remains separate.
Outside stairs lead to the 2317 balcony. The upstairs also has 807 square feet (75 m2). It is considered commercial but can be residential on request. The first room has a lofty appearance: a large open-concept room with a heightened ceiling and a handy kitchenette counter along one wall. It is used as a studio or waiting room (or living room). This lofty space gives access to 3 other rooms: a modern bathroom\shower\laundry. The larger of the 2 other rooms offer a pleasant parkside front view. Lastly, hardwood flooring and pine doors create a pleasant ambiance.
The premises feature a garage\workshop space with a mezzanine. Gardens, cedar hedges, lilacs, and other mature trees add to the outside charm. Two asphalt entrances and 9 parking spaces make for easy access. Visitors and residents cannot miss this house in particular: it is the closest one to the sidewalk and faces the park entrance.
A choice location for residents and tourists!
