Owners’ comments

Warm little house of two stories, three bedrooms, two bathrooms, a water closet, a laundry with a sink and without a basement. It also has a 16' X 24' garage with a concrete floor.

Situated in the natural reserve of Quebec's Green Mountains (www.rnmv.ca). In Dunkin, Potton Township Municipality at 10 km N.W. of Mansonville.

In Mansonville, we have access to: A Rona, two groceries, two convenience stores, two schools, a pharmacy, a CLSC, a gas station, a garage, three churches, a Post Office, two restaurants, a delicatessen, a bakery, a Desjardins ATM and a bar. In season, we have a fleas market and a farmer's market on Saturdays.

Within +/- 20 kilometers from Owl's Head, Jay Peaks (Vt) and Sutton ski centers.

Cross country skiing, snowshoe and trekking trails within a kilometer.

On Lake Memphremagog, we have free access to the municipal beach and boat ramp.

Lot is +/-100 ft X 520 ft. half of it developped and the other half natural. The Singer brook (flowing into the Ruiter Brook) passes about 200 ft (60 m) behind the house in a naturally kept environnement. Across the brook is an ideal area to add a kids play-house or gazebo.

A wide variety of wild flowers grow on the lot for our bees, colibris, and other birds. (+20 variety)

The house was built in 1990 but was totally renovated in the last six years.

High-quality hybrid windows. New roof of asphalt shingles in 2017.

Blue outside walls in the board and batten style with white trims.

Large veranda to rest with the birds and chipmunks.

Electrical heating with a wood pellet stove giving a warm and attractive flame.

A surface well fed by the brook with the pump in the well and a filter in the house. We drink bottled, boiled or Brita filtered water. My neighbors' artesian wells have stinky and bad tasting water which motivated me for a surface well.

A new 60 gallons water heater was installed in May 2016.

New sheet metal roofs were done on the garage and shed in 2016.

A nice outside shower (2017) made of cedar with solar light for a shower at night. Very useful on hot summer days for a quick cooling when working outside. Outside sink, BBQ.

The house is offered furnished, all you need is your groceries and WELCOME HOME.
