Owners’ comments

The situation of the land is in the Beauvoir sector, near Highway 610, where the acces is under 2 km

This sector is very quiet. It's impossible that the land at the back of this one has construction in the future. So, no neighbor could be behind you.

The sunshine all day on the backyard or the land. It is a south direction land

Percolation test on hand, year 2021

Artesian well also on hand, year 2021

Implantation plan was done in 2021, for our initial project.

Permit of construction on hand, by Sherbrooke

Bi-generation construction is accepted on this land.

The land is partly cleared of trees for the construction site. There are trees at the back and on the left, for privacy.

A park is near the place, about 500 meters.

The land is not in a sector where a lot of residences are in construction. Actually, it's the only land available in the area.

A 5 minutes time to the main commercial centers as Costco, Carrefour de l'Estrie, and other essential need business.

Raison of the sale: We were supposed to build a bi-generation house in the months to come, but we bought a house lately.

Thanks to you, and it will be a pleasure to talk to you with any questions.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
