Retail business in the field of used and new flea market style for sale, with an area of 592.24m² including an uninsulated and unheated warehouse as well as a heated insulated low side section, in more than a heated basement under the original building built in 1965. A 6 ½ room house with a basement that is part of the commercial basement and not accessible through the house. Also, a small rent of 2 ½ rooms is located at the back of the business which is currently occupied by a tenant without a lease but under a rental contract. The whole building sits on a plot of land with an area of 3,464m² unpaved, on gravel around the entire perimeter of the building. Trade inventory is not included in the sale but is negotiable during the visit between the owner and the future buyer. The entire building including
the house, the business, and the additions to the business require several major works such as the roofs being redone, the foundation containing cracks in some places, the windows, and doors being changed, and major renovations needed both in the business and in the house including the basement, plumbing work is necessary for some places to comply with the building code. Building and plumbers, also electrical work may be necessary to be consistent with our days because the electricity dates from the construction of the building. Other works are also to be expected. The water is connected to the city but also to a water well with a pump turbine and the water returns are connected to the sewers. Two oil heating systems heat the trade except for warehouses located at the back of the trade but attached to the building, it is possible to heat the store area with electric baseboards already installed. The whole building is not air-conditioned.
