Very nice building, especially very well located. A 10-minute walk away is the Notre-Dame-du-Rosaire Elementary School, 15 minutes away from the University of Sherbrooke and Jacques-Cartier Park, 5 minutes away from cycling or walking on the bike path that runs along the Magog River and gives access to all of Sherbrooke's main attractions.

The 2 apartments are very comfortable and easy to rent. A 4 1/2 is already leased at $590 until July 1st and the lease is renewed at $600. The second 4 1/2 was rented to students in the fall at $700 per month all inclusive and was semi-furnished. The owner-occupied main unit can be rented up to $1,200 per month. It is a very large 5 1/2 with finished basement half the length of the building. It is equipped with a heat-pump that air conditioning and heating very well in winter.

All the infrastructure of the triplex has been rebuilt: plumbing, electricity and heating.
