Very nice building, especially very well located. A 10-minute walk away is the Notre-Dame-du-Rosaire Elementary School, 15 minutes away from the University of Sherbrooke and Jacques-Cartier Park, 5 minutes away from cycling or walking on the bike path that runs along the Magog River and gives access to all of Sherbrooke's main attractions.
The 2 apartments are very comfortable and easy to rent. A 4 1/2 is already leased at $590 until July 1st and the lease is renewed at $600. The second 4 1/2 was rented to students in the fall at $700 per month all inclusive and was semi-furnished. The owner-occupied main unit can be rented up to $1,200 per month. It is a very large 5 1/2 with finished basement half the length of the building. It is equipped with a heat-pump that air conditioning and heating very well in winter.
All the infrastructure of the triplex has been rebuilt: plumbing, electricity and heating. Currently, all rooms are equipped with 4 electrical sockets, it is heating with electric baseboards in the main housing and in the basement and hot water heating of the dwellings is done with independent electric boilers. Each unit has its own meter. In addition, the main housing is heated with a gainable heat pump. The heat pump reduced the cost of heating by 25%.

Présentement, toutes les pièces sont munies de 4 prises électriques, c'est un chauffage avec plinthes électriques dans le logement principal et au sous-sol et le chauffage à l'eau chaude des logements se fait avec des chaudières électriques indépendantes. Chaque logement possède son propre compteur. De plus, le logement principal est chauffé avec une thermopompe gainable. La thermopompe a permis de réduire de 25 % le coût du chauffage.
Le logement principal possède 2 espaces extérieurs qui permettent une grande intimité aux propriétaires. Un premier espace se situe du côté est et donne sur la rue Saint-Denis. Une haie de cèdres protège les propriétaires du va-et-vient de la circulation de la rue. Du côté ouest, un espace est délimité par une clôture qui appartient totalement aux propriétaires. La clôture permet une meilleure intimité du côté où se trouve le voisin le plus près.
Tout a été fait pour permettre à un propriétaire occupant de se sentir chez lui même si les 2 logements sont occupés.
