Beautiful centennial overlooking the sea!

A dream estate tucked between Gaspé Bay and Forillon National Park that offers numerous possibilities: family home, market gardening and beekeeping, bed and breakfast (the house was once a Gîte du Passant® for 8 years with an exceptional occupancy rate).

Beautiful country-style house with panoramic views all around. Comfortable, spacious, and bright home with 17 rooms including 4 bedrooms and 3 bathrooms. Wood fireplace (Bis ultra) in the living room and wood stove in the kitchen.

The laundry room, a workshop, a storage area for firewood, a large central room with storage cabinets, and another storage room beneath the kitchen are located in the basement (a garden door beneath the porch provides direct access from outside).

Two large porches on the south side. Open deck between the two porches. One of the porches can be converted into a temporary greenhouse by means of removable panels.

Large private lot of about 3.2ha with mature trees, fruit trees, gardens, grapevines, woodland, and trails. Cliff-top lookouts from which you can admire the sea, watch for whales, sneak glimpses of mother seals with their babies in the spring and enjoy fabulous sunsets year-round. Access to the beach is possible via cedar stairs that need some work. Two beautiful isolated beaches at the bottom of the cliff.

New insulated shed with mezzanine. Tiny rustic guest house with porch, located at the edge of the woods, view overlooking the gardens. Henhouse with a large fox- and coyote-proof yard.

This truly exceptional seaside property consists of two lots, 2,732,597 (14,550.1 square meters) on which the century-old house, the former vegetable garden, and the hen house are located, and 6,244,797 (17,982.3 square meters), mostly wooded but where the majority of the gardens, trails, the new shed, and the tiny guest house are located.

Conditions:

  • The sale is made without legal warranty, at the buyer's risk.
  • The former owner of lot 2,732,597 has a pre-emptive right* (right of first refusal) affecting this lot.

*The right of first refusal allows the former owner to purchase Lot 2 732 597 in priority to any other buyer. When the current owner receives an offer to purchase that she wishes to accept, she must notify the former owner who must then:

  • Decide to purchase the immovable at the same price offered by the would-be buyer; he then compensates the would-be buyer for the reasonable costs incurred in connection with the promise to purchase, such as inspection costs, and proceeds with the acquisition of the immovable; or
  • Decide not to purchase the immovable and the sale takes place with the buyer. The former owner loses his right of first refusal on the immovable.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
