It's all you were looking for!  Superb waterfront located on Chemin Nibi in Ferme-Neuve, Qc. between the Rabaska Lodge and the Windigo resort. The land is located in a quiet bay facing a charming sand island which we use as our little beach!  The land measurements are 120 feet facing the reservoir by 470 feet. Possibility to build if you wish to. Septic tank and water well were conceived to serve 3 a bedroom house. Fresh water from faucet! The landscaping was done by professionals to last and minimize maintenance. 

220 amps electrical system with underground wiring on 400 feet to avoid power failures. Several 110 volts electrical outlets around the facilities. 8x8 Shed with water and 110/220 volts outlets. 

41 X 10 built-in Quebec Satellite Mobile home purchased new in 2012 and as good as new. Lots of storage room, fully furnished and equipped with A/C, central heating and home theater system and propane stove. Balcony, skirts and stair cases made of hemlock. The roof is covered by a 43 X 20 feet cover made of hemlock, pine, and steel built-in 2016. It protects the home from heavy snow, possible water infiltration or sun rays literally for ever. The main road is 300 feet from the living facilities. Few neighbors but charming and helpful. Beside a loud couple of loons nesting by, the area is quiet. 

A high-quality aluminum/cedar floating dock is included with a 16 X 12 sundeck, two 10 X 4 floating ramps and one 10 X 4 fixed ramp. Winch and wheels also included. The protected dock location allows you to leave a boat docked all summer since a few waves in the bay. 

A 20 X 8 feet container is also included. Purchased in 2015, we use it for storage and  garage for our quad.

A Wilson amplifier and antenna is also included for phone use. 

This place is ideal for nautical activities, fishing. hunting, trekking, etc...
