Owners’ comments

Beautiful residence of 3,900 square feet of living space with a unique design located in the municipality of Lorraine, north of Montreal.

Built-in 1990 on a large plot of 16,610 square feet facing south-east for maximum sun exposure, this residence is one of a kind. Featuring a zen design, sober lines, and quality materials, its architecture blends perfectly with its pie-shaped lot, which allows for a very large, fully private backyard bordered by a mature cedar hedge that will allow you to spend unforgettable moments in complete privacy with your family and friends.

This residence has several unique features, including the following:

  • Indoor pool (concrete) located in a separate building connected to the family room (renovated in 2014);
  • Geothermal heating and air conditioning system that includes a Bosch heat pump (replaced in 2016) and two infinite loops of 300 feet underground that circulate glycol to enjoy the coolness of the ground in summer and its warmth in winter;
  • Dry-O-Tron (Dectron) dehumidification and water heating system for the indoor pool linked to the house's geothermal heating and air conditioning system of the house;
  • Programmable home automation system with 12v halogen lights and remote control units;
  • Alarm and a central vacuum system;
  • Full height ceilings (entrance hall, living room) and cathedral ceiling in the office;
  • High ceilings, including in the basement, no rectangular rooms with low ceilings;
  • Double plasterboard on the ground floor with upper perimeter highlighted by a black band;
  • Granite floors lined with slate (Stanstead and Nero Assoluto) and maple floors;
  • Maple kitchen cabinet with indestructible granite counter-top;
  • Generous windows that provide maximum natural light;
  • Built-in speakers in the kitchen, living room, and master bathroom, wiring for speakers in the pool and outside (patio);
  • Automatic watering system for the lawn and shrubs;
  • Natural landscape with several mature trees;
  • Completely finished basement;
  • Double interior garage.

This residence has undergone the following renovations since its construction in 1990:

  • 2001: Replacement of roof shingles with Certainteed Independence shingles (40-year), replacement of carpeted floors with maple floors and replacement of the plasterboard staircase leading upstairs with a maple and metal staircase;
  • 2010: Renovation of the bathrooms;
  • 2013; refurbishment of the interior elements of the indoor pool dehumidification and heating system and adaptation thereof for a salt pool (Dry-O-Tron);
  • 2014: Complete replacement of the roof structure, the roof itself, the ceiling insulation (eight-inch thick urethane) and the ceiling itself for the building housing the indoor pool due to the removal a defective skylight that was leaking;
  • 2016: Replacement of the heat pump;
  • 2018: Replacement of windows.

How to buy this property

Found your dream home? Here’s a summary of steps to follow to become a homeowner. For detailed information, click here:

Buy on DuProprio.com
Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
