SW exposure in a peaceful bay on 14 km of navigable lakes

  • Sole owner since construction in 1987, Viceroy house model Rideau Mark II.
  • Located in the Réserve Morgan with 170' of shoreline on Lac St-Marie, navigable. Flat land and SW exposure, you find yourself in a small, calm, and peaceful bay and on a dead-end street.
  • The property has always been well maintained with several improvements/renovations over the years.
  • The living area (1136sqft) does not include the 3 seasons screened porch (192sqft) and the finished basement (576sqft) which is actually garden level with a 7.5' patio door and 2 large windows, so a lot of light.
  • A pre-sale inspection was carried out and concludes that "this property is not affected by structural anomalies". Several of the recommendations have since been implemented.
