The river is 60' wide and 6' deep, it is the "Rivière à Simon". It starts at Lac Gémont, and heads towards Morin-Heights and then goes to the city of Saint-Sauveur.

The land is located on the private field:  "Les Grands boisés de la rivière". Integrated residential area with controlled architecture.

On more than 40 lots, only 5 are unsold. By adding this one, there are therefore 6 lots for sale on the domain. One factor to consider: unlike the other lots, no tax to pay on the purchase of this one.

An ecological center, located north of the fields, will offer a cross-country ski trail. This will join the well known "Corridor Aérobique" in Morin-Heights. Snowmobiles and vehicles all-terrain are prohibited.

The land offers the possibility of building in altitude or by the river. It is the only land in the area that allows south and river-facing construction.
