House designed by an architect, with a unique character, very bright and sunny, located on a large landscaped lot (floral garden and mature trees), on the banks of the North River. Sole owner for 30 years. No immediate neighbors. Eight rooms, including 3 bedrooms. Geothermal.

The ceilings on the upper floor are 9 feet high, while those on the ground floor reach 10 feet. With the exception of the kitchen, whose floor is made of slate, and the powder rooms, whose floors are covered with ceramic, all floors are made of hardwood slats, jatoba on the ground floor, and cherry on the first floor. Cathedral ceilings in the master bedroom, and in the living room. The staircase leading upstairs is of the ?swung? type, and is made of jatoba and walnut from Peru.

The exterior cladding is made of wood (Maibec) repainted last year. It has no less than 32 openings, tilt and turn PVC doors and windows.

Wall insulation exceeds the best standards (Novo Climat, R2000 etc.) since it represents a value of R-45. The one on the roof reaches R-100. All rooms are insulated and soundproofed.

On

the ?mechanical? side, heating is provided by open-loop geothermal energy, with an oil-fired furnace to take over in the event of a breakdown. Each floor is ?zoned?. An air exchanger with heat recovery of ?commercial? size ensures the renewal of the air. Water heating is provided by a propane instantaneous water heater and an electric water heater can take over in the event of a breakdown.

Two wells ensure the supply of water: one exclusively dedicated to geothermal energy, the other dedicated to drinking water and sprinkling the garden. Water quality is ensured by catalytic carbon filtration (iron and tannin) and a softener removes hardness, providing impeccable water. Two pumps are installed in the floor drain retention basin. A 20kw generator takes over during electrical outages, and ensures the normal operation of the house. The piping is 3/4 inch copper, except in a few rare cases, in the basement, when accessible and more convenient. The power supply is mostly carried by metal pipes, with a few exceptions, always when accessible. The 200-amp electrical input is underground.

The roof was redone in two stages: the south side in 2018, and the north side in 2020. 25 years old asphalt shingle and ?Blue Skin? membrane as an underlay. Fiberglass balcony upstairs. Balcony and wooden slatted terrace on the ground floor. The reinforced floor is 10 inches thick and the extruded polystyrene outer insulation (R-20) is affixed from the footings to the roof. The backfill consists of sand, and a layer of topsoil, ensuring flawless drainage.

Built on a promontory, it is immune to flooding, if only very slight infiltration, in the basement, during the greatest floods, and that the many floor drains evacuate. The basement, in addition to the mechanical room, serves as a workshop and four rooms can be used for various purposes: storage space, cold rooms. Two windows can be installed in the workshop area, and can help change its purpose.
