Basement has mini-kitchen, full bathroom and it's own entrance so it's like a separate 4 1/2

The main kitchen was redone in 2019, the bathroom in the basement was redone in 2016. 

The backyard is well segregated so you can have pool parties without bothering the neighbors.

The house is 5 mins away from Highway 13 and about 8 mins away from Highway 15. You can live in the calm environment of Laval while being minutes away from Montreal. 

There is a huge park (Parc Berthiaume-Du Tremblay) within 5 mins of walking distance. An elementary school (Saint-Paul) within 3 minutes and a high-school (Saint-Maxime) within 15 mins of walking distance.

The driveway has space for 2 cars and a 1-year-old Tempo for the winter. We have converted the garage to a storage room and a regular room in order to increase the space of the living room in the basement. We removed the old shed and replaced it with two new ones in the backyard.
