Owners’ comments
12 minutes walk from metro Cartier. Located in a very prominent neighbourhood. Very quiet street with lots of mature trees. An intimate courtyard with large cedar hedges. Land of 7300p2 (9000p2 with public right-of-way). Only 2 direct neighbours. 100m from a park at the edge of the water in a non-floodable zone. 150m from a marina. One minute drive from Papineau Bridge and 3 minutes from Viau Bridge.
Several renovations are done: bathrooms, basement, kitchen, 80% of insulation redone (of which 50% is urethane), electricity, plumbing, French drain, foundation membrane, some doors and windows, new heat pump. Possibility of two other rooms in the basement.
Heated floor in both bathrooms, ceramic shower, shelter with spa facilities, very large paving stone parking, paving stone terrace, storage space for a boat or RV. Enough land to add a garage or an annex.
