Beautiful wooded lot located in St-Mathieu-du-Parc, bordered by Genest and Principal roads. Quiet location less than 10 km from several outdoor activities: La Mauricie National Park, St-Mathieu Recreoforestier Park, Mont SM mountain bike center, Club de plein-air le Huard (cross-country skiing), Golf St-Gérard-des-Laurentides; and 16 km from the Vallée du Parc ski resort. Also located close to services, 5 km from the heart of the village of St-Mathieu and 20 km from the City of Shawinigan. St-Mathieu is located about 1h30 from Quebec City or Montreal and 40 minutes from Trois-Rivières.


The lot is relatively flat and is bordered by a stream on one side. It is not yet registered so it is possible to adjust the size of the lot in relation to what is proposed (77,044 ft²). Forest management work has been done in 2019 and 2020 to enhance the hardwoods. No immediate neighbors, Genest Road is a dead-end with only two residences. Electricity and fiber optics run along with the property on Genest Road. There is no municipal water or sewer service, so a well and septic system will be required. Very advantageous tax rate. This is not a residential development, we remain the owners of the rest of the woodlot which remains in forestry use, so peace and quiet are assured.
