Superb wooded lot on Lake Jackson in the Mauricie region.

This wooded lot (mixed forest) has a gentle slope, a flat section, an easy access to water and 190 feet of frontage on Lake.

An access road (gravel) of about 50 meters was recently built (see picture) and allows to drive close to the flat section that will host your construction. A right of way has been negotiated with a neighbor on a portion of this access road. Maintenance and snow removal costs are currently fully paid by this neighbor. These costs will be shared equally when construction will exist on the land for sale. These access road and agreement are notarized.

In addition to this access road, one parking spot is available.

The land is accessible 4 seasons long using  Chemin des Marcottes road (gravel). This road separates the land into 2 distinct portions; a lower portion (lot #4805391) at the waterfront of 87,000 sq ft area and another higher portion (lot #4805392) for 40,500 sq ft.

The Chemin des Marcottes road is not owned by the city yet so maintenance and snow removal fees ($960 for 2017) are annually charged from Entreprises forestières Guy Marcotte.

The land slope orientation is southwest and electricity network is nearby (50 meters). The left neighbor is built and the right one is under construction; this means that the physical limits (red washers) are visible. The rear neighboring land belongs to the municipality and will never be built.

The land is ready to build and no construction time limit is required by the municipality or by the Development du Lac Jackson. The land for sale refers to land #44 on the Development du Lac Jackson plan. 

Jackson lake:

Jackson Lake is an ecological lake of 1,000 meters by 300 meters and depth of 20 meters. Only the electric motor boats are allowed on this lake made of natural banks. There are gray trout and perch. Pure water of Lake Jackson is surrounded by steep hills and mixed forest.

This land is located less than 2 hours from major centers of Montreal and Quebec cities. Next to the National Park of Canada in the Mauricie.

From Montreal city:
Take Highway 40 East towards Trois-Rivières. Then take Highway 55 north towards Shawinigan. Exit 217, St-Mathieu-du-Parc, Route 351 towards National Park La Mauricie during 12 km. Intersection chemin Saint-François, towards National Park La Mauricie during 11 km. 500 meters before the National Park of La Mauricie, turn right on Jackson Lake Road. Make 800 meters and turn left on Chemin des Marcottes. Make 3.0 km. The lower portion of the land is on your right and the upper portion on the left. Watch for DuProprio sign.

From Quebec city:
