St-Louis lakeside. Built-in 2015. 2434 square feet + basement + garage attached, on a plot of 26,384 square feet with mature trees. Very fenestrated. Large concrete rear balcony with roof, allowing to descend directly to the yard and the lake. 5 minutes from  Highway 30 and 40 minutes from downtown Montreal. Lakeside beautiful for swimming and navigable for rowboat and small motorboat.  Very peaceful.

Open area for a living room, dining room, kitchen, and veranda. Wooden beams.

In the living room, EPA wood fireplace. Two sets of triple patio doors.

Four-season veranda that can be used as dining room, office, workshop or additional bedroom.

Laundry room on the ground floor.

Ceilings at 9 feet on the ground floor and first floor. 

The large bedroom on the ground floor has direct access to a large walk-in closet and bathroom.

Note that all Ground Floor doors are 32 wide or more to accommodate people with mobility issues or wheelchairs. All that remains is to add the outside access ramp.

On the first floor, two large bedrooms, one of which directly overlooks the lake by a beautiful intimate terrace. 

All hardwood floors are maple with an antique finish.

The basement floor is painted. It was isolated with sprayed foam before pouring concrete. We can walk around barefoot without problems.

Possible to have a dock on the lake if you wish.

Impeccable neighbors, discreet and helpful.

Included: sump pumps, sewage system pump, dishwasher, built-in oven,  induction plate, curtains and blinds, central vacuum and its accessories, garage door opener. All appliances have 4 years of use but have no warranty.
