Architect's house built on a mountainside according to the guidelines of the Leed certification (Leadership in Energy and Environmental Design), with a superb view of the Mount Glen valley. This house is the first house in Canada to be designed according to this certification (within the Leed for Homes USA pilot project in 2006).

This bright and modern home was designed to meet the needs of both a family home and an exclusive rental chalet: its modular open-plan rooms can accommodate more than 20 people while still having a family scale: a large, warm table, a functional and airy kitchen with island, bedrooms, a playroom and a home office. Its four rooftop terraces, its sauna made of stone from the mountain and its bright bathroom provide places to relax, work out or party, for two or for the extended family.

These features have made it one of the most popular rental homes in the region for over 3 years. The rental income covers all costs, including management and maintenance fees, leaving the days not rented (more than 150 days/year) accessible to its owners. It is, for all practical purposes, a free cottage for those who will buy it, and a safe and profitable long-term investment.

In terms of maintenance, the cleaning of the three floors has been simplified as much as possible: central vacuum cleaner system, unpainted surfaces, lime walls insulated using straw (which is a thermal and acoustic insulator, but breathable), polished concrete floors and countertops, ceilings and surfaces made of recycled or renewable wood, profiled mouldings. Durable and natural materials were chosen so that the house will take on character and become more beautiful with use: time only adds to its charm.

The 4.5 acre lot with century-old trees creates an island of incomparable calm around the house, and includes an outdoor shower, a two-storey tree house to play in both winter and summer, as well as space to install tents, a trampoline, an ice rink and a sandbox. The house contains everything you need to prepare yourself for leasure or come back from the outdoors: a cosy fireplace, a sauna with a Japanese bath (to be finalized), a mud-room, a large sunny bath upstairs, two showers and two separate toilets.

The natural light has been worked on as much as the space, and the house changes its character according to the day and the season. If you are unable to experience all of its variations, we invite you to come and visit it at the end of the day on Sundays, where its designer and builder will be able to explain them to you himself.



Built to receive LEED for Homes Platinum certification, the ecological measures included in the home's construction are too numerous to be described here. But here are a few of them:

Designed according to the principles of passive solar energy (south-facing windows) allowing the house to be naturally luminous and warm by itself (the heating system is not needed on cold and sunny winter days). There is also air central heating and a low-emission combustion masonry heater that heats the home by slow radiation, which is not only efficient and comfortable, but also allows it to be used as a bread and pizza oven!

A ground-coupled heat exchanger system preheats fresh air for the winter and creates naturally conditioned air for summertime, which is economical in the long term.

House pre-wired according to the needs of electro-sensitive people: Lutron central wiring system, and internet wiring going to each room. The HEPA air exchanger and the choice of non-toxic materials in this house allow an air quality more suitable for people with respiratory sensitivities.



The house is located 25 kilometers from Owls head ski hill, 8 minutes from Brome Lake beach, 8 minutes from all amenities in Knowlton and is close to Eastman, Sutton and the Bromont mountains, allowing you to enjoy all the attractions of the region (skiing, trails, mountain biking, bike paths, skateboarding and water park). 1h15 drive from Montreal.

This house has no comparison on the market: its price is evaluated according to the rental income, its ecological specificities, its architectural and artisanal qualities, as well as the years of work that its conception and realization required. It is a functional sculpture.

There is work to be completed on the house. It can be done by the architect who built it with an arrangement to be discussed, or it can be sold as is. The price will be determined according to this choice. The remaining work can be financed by rental income.

A cleaning and management team is already in place and is ready to work with the future owners.

About the designer of the Vista House :

Alexandre Thibodeau is an architect by profession who has developed an expertise in green construction, particularly by erecting what was the very first Leed for Homes certified house in Canada. He is an active advocate for the ecological transition in Quebec. His work is inspired by that of Samuel Mockbee and Carlo Scarpa, and focuses on energy efficiency, reducing environmental impact, and more specifically on the design of multifaceted spaces that are honest and sensitive to human needs. It is with the Vista House project that he introduced the Leed ecological certification in the country, being the first construction site of its kind on Canadian territory to participate in the American Leed pilot project. Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
