The common areas of the Complex include: the pool area (including inground pool, terrace with sun loungers and picnic tables in summer, two gas BBQs, an outdoor gas fireplace), the passage at the back with all its greenery, the playhouse at the front (with an exercise room, a storage room for bikes, and the locker room for the units). In winter, the Complex hires the services of Urbania shuttles to allow skiers to go and back from the Bromont mountain easily (this is included in the condo fees). It is possible that this service will be provided during other seasons to come and go in Bromont (to be confirmed by the condo syndicate).

The unit includes a natural gas fireplace in the living room, an air exchanger system, and an air conditioning system.

The unit has been used for short term rentals in the last few years. It is very clean and very well appreciated by customers, as it is well equipped and decorated to please the majority of people. Complexe Champlain condos are very easy to rent, as there is little competition in the region for this type of accommodation with this level of excellence.

Our recommendation for the purchaser who will acquire it is to first create a numbered company (Quebec Inc.). Which is easy to do and inexpensive. At the same time, to have GST, TVQ, and lodging tax numbers created for this company. Then, to proceed with the purchase of the condo via this company (although you will have to be a guarantor for the mortgage of course, even if it is associated with the company). This makes it possible to avoid paying GST/TVQ taxes upon purchase, in exchange you must charge all taxes to customers who rent the condo (GST, TVQ and lodging tax), and remit them to Revenu Québec. This method also has the advantage of facilitating the management of expenses (and income) associated with the condo.
