Owners’ comments

Townhouse on 3 levels located in a very quiet area.

Very well lit with wide windows. Hardwood maple flooring in most rooms. On the ground floor, the living room and the dining room are open concept. On the 2nd floor are 2 large bedrooms and a large bathroom with a podium bath and a separate shower. At the back, there are 2 large terraces and no neighbor, giving a lot more privacy. The exterior of the building is mostly made of brick and aluminum. The basement is semi-finished with a family room and a garage built into the building. The entrance to the garage is paved and 44 feet long. This allows 2 large vans or 3 small cars to park.

Several renovations have been made in recent years. Almost all the windows (some of which are still under warranty) have been changed since 2011. The roof was redone in November 2012. The podium bath was changed in 2014. All the doors were also replaced, the last one was the door patio in 2018.

The building is located in sector O of Brossard. Within walking distance of a park, several grocery stores, a pharmacy, restaurants, a dental and health clinic and a bank. 5 minutes from the Champlain Bridge, highways 10 and 132 and the future REM stop of Brossard. Less than 10 minutes from Dix-30 and Highway 30.

RTL lines 44 or 144 are within 100 m of walking with buses to the downtown terminus every four minutes during the morning rush hour. Line 77 for Edouard-Montpetit, CEGEP is also at 500 m walk. The neighborhood is served by school buses for the best secondary schools on the South Shore (Jean-de-la-Mennais, Durocher, etc.). The public primary schools Charles-Bruneau and La Rose-Des-Vents have an excellent reputation.

How to buy this property

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
