Owners’ comments

Seeking the comfort of the south shore without finding yourself between two fields and a highway with no services nearby? Saint-Hubert is definitely the city for you! Located in the heart of the city on Chemin de Chambly, this condo offers you several services without having to take your car. When I talk about services, I mean not only a convenience store with dubious products, I mean a dozen restaurants, all conceivable possible banks, a Super C and an IGA (for the days you feel more fancy), and even a butcher, a bakery and a fruit store to make you a true bourgeois-bohemian. For the more motivated days, you have the Boulevard des Promenades at a 5 minutes drive and the Promenades Saint-Bruno in less than ten. However, I cannot guarantee how long it will take you to find a parking spot once there.

In the condo, it is well lighted and quiet. Between the neighbors you have concrete firewalls. So unless a neighbor begins to sing like a maniac or screams like there was no tomorrow, you do not hear them, and they do not hear you. There is a master bedroom, large enough to fit just about anything, and a secondary chamber for the young professional in you or for a new family. Both have storage wardrobes. By the way, the condo has its own storage room, an entrance wardrobe, closet for the washer and dryer and two pantries. In addition to storing bicycles in the building. So all your stock fits easily and more.

There's a large common area for the living room and dining room. Practical kitchen with the oven hood included. Bathroom with separate shower and tub (because it is frankly not the best bathing in a shower that everyone uses daily). And many more.

You have direct access to the backyard, which is large and quiet. Ideal for your dog, your cat, your ferret (though I would have it on a leash before going out). The condo's windows are large and from the latest technology. So plenty of sun gets in but the heat does not come out and you do not expensive electricity bills. As for the building, there are a surveillance camera in the lobby, an elevator for those days when you just don't feel like it, stairs, a gym.

And the most beautiful part in all of this is that it is super clean (because I know what it's like to be moving in the dirt of others) fixtures are already installed, you only have to decide where to put your furniture. With low interest rates these days, everything becomes so easy.

Condo is rent 860$ per month to july 2020.

How to buy this property

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
