Attractive triplex, condo style, possibility of bi-generation

Richelieu is a small town in the suburbs of Montreal, adjacent to the town of Chambly.

3 dwellings:
5 1/2 on the ground floor - $1,220
5 1/2 on the 2nd stage - $1,250
4 1/2 in the basement - $950

The roof was redone in October 2020

The building located on a residential street is surrounded by greenery overlooking the Richelieu River. Neighbors are distant or hidden. No other building in the vicinity and very little traffic on the street ensures tranquility.
It's the countryside to the city!

The 3 units have an independent entrance and a large interior storage space.

The two 51/2 are identical except that the ground floor has a semi-closed entrance. The interior is large, very bright, with a wall-mounted air conditioning system and an air exchanger. Both 5 1/2 enjoy a large rear patio with views of the landscaped beds.

The 41/2 in the basement is a recent construction to the taste of the day.

The building is close to all services, near the elementary school and 5 minutes from Highway 10. Public transit is freeand goes to the Chambly bus terminal to Montréal, where an incentive parking is available for public transit users.

Within walking distance, the Chambly Basin is an important recreational and touristic area:
- Fort Chambly National Historic Site
- Marina for activities such as sea kayaking and fishing
- Walking trail and bike path along the Richelieu River
- Public market taking place in the summer in the Old Town Chambly with local
craftsmen and producers

The Mont Saint-Bruno National Park is just a few minutes away and offers various summer tours for walking and picnic on the lakeside. In winter, several interesting activities are nearby, such as downhill skiing and cross-country skiing and snowshoeing circuits.

A turnkey building!

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
