The Maison Marin, located at 2810 rue Girouard West in Saint-Hyacinthe, is a single-family residence with an undeniable historical character and many advantages. It is one of the flagship houses of Saint-Hyacinthe, otherwise ?THE flagship house?.

1. The Maison Marin has been in the Marin family for 115 years. ?Le petit seigneur de Saint-Hyacinthe?, the richest man in the city, Eusebe Morin, lived there from 1903 to 1915; he is related to the Marin family by his wife. Subsequently, the house was inhabited (from 1915 to 1956) by the Honourable Judge Émile Marin, known and respected by all. Then, the Marin House remained in the immediate family until today.

2. She won the prize for the most beautiful old house of Saint-Hyacinthe awarded by the Société de développement local [1]. It appears in the book ?Promenades montérégiennes? [2] and has made the frontispiece page of the tourist guide of Saint-Hyacinthe 2009- 2010. People regularly stop to photograph the house. Professional photographers occasionally use it for their work e.g. wedding photos/models.

3. The house offers superb panoramic views, first of all of the Yamaska River (from the 2nd floor and attic). Then, the roof of the attic opens and reveals a magnificent view of the region that goes down to the Monteregian hills. From the turret, one has a long view of Girouard Street for about ½ km.

4. The original woodwork and Victorian attributes have all been preserved, including plague hunters. The two-ramp staircase in the lobby is sumptuous and awakened by visitors. The house is very well lit and has 32 windows. The south-west orientation of the house allows maximum sunshine in the morning, via the turret, whether in the master bedroom or on the ground floor. In the evening, the moon course creates a romantic atmosphere such as a view from the balcony adjoining the master bedroom. The house offers the possibility to vary the dining areas in six different locations. It has four galleries; the largest is 66 feet long. The house has always been immaculately maintained by the Marin Family.

5. Mature trees and a 220 foot long hedge protect the house from sounds and dust. The landscaping includes roses, perennials, lilacs, a row of peonies, hostas on the front façade, all of which can be embellished with annual flowers. A detailed professional landscaping plan has already been developed as part of a study project at the Institute of Agricultural Technology (ITA).

6. The house is located in a peaceful and safe area. The Municipality has diverted traffic from rue Girouard to rue Dessaules, so there is no noise at night and car traffic is reduced at all times. Girouard Street was, from its inception, the most sought after street by the local elite, mainly because of its proximity to the Yamaska River. Today, the City of Saint-Hyacinthe has just redone the two beautiful walks along the Yamaska River near our house. She has installed ancestral floor lamps that are abundantly blossomed in summer. The residences surrounding our house have always been impeccably maintained.

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
