Country house/insulated 4 season cottage on the waterfront, in a very quiet area of St-Paul-De-L'Ile-Aux-Noixx.

By car 15 minutes from St-Jean D'iberville and 5 minutes from USA borders.

House is located on a dead end street.

A large balcony and a patio door give you a view of the Richelieu. At the back you find a canal and a dock to hang your boat. Less than 500 meters , the canal brings you directly on Lake Richelieu. A 15 minutes embarcartion and you arrive to Lake Champlain in the USA.

St-Paul-De-L'Ile-Aux-Noix is also called the aquatic capital of Quebec.

All furniture and accessories in the house and in the garage are included.

Very good neighborhood !! A beautiful corner of Quebec to rest.
