Very nice quadruplex located in the city center of Saint-Rémi for sale.

Strategically well located close to all services.

I own a few buildings and this one for a little over 10 years. I do not hesitate to do the necessary work in order to protect my buildings well to protect their value and not simply on the cosmetic level. Indeed in order to protect the integrity and durability of this building I have carried out these works over the years:

Installation of a French drain and waterproofing of the foundation. (2018) I took the opportunity to redo the slopes of the land in order to drain the water well away from the building.

Peat installation (2020).

The roofing is made of metal and sealing rubbers were replaced in 2014

The exterior cladding has been completely redone to nine in 2015

Gutters were installed in 2016

Several other renovations/replacements made over the years in apartments: faucets, toilets, electronic thermostats, etc.

Water heaters: 1 of 2013 and 3 of 2019 unrented

Each apartment has a storage compartment in an independent shed on the grounds and two of them also have a storage compartment on their balconies.

The date of construction of the building is unknown. This is the official data that appears in the city registers. On the other hand it was rebuilt in large part in 2005. Electricity, plumbing, windows, doors and roofing date back to 2005 except for 2 rear doors that have been replaced.

The kitchens in each apartment have a ceramic countertop and backsplash. Beautiful wooden beams on the ceiling give a character to every apartment.

On the ground floor:

3 ½ and a 4 ½

One 4 ½ and a 5 ½

The 2 apartments upstairs are on 2 levels with a beautiful wooden staircase.

The dimensions of the rooms are those of the 115B (4 1/2 on the floor and corresponds to the interior photos). The same features are found in each apartment. Same cabinets, countertop, flooring, ceiling beams, etc.

On gravel of a good height (about 8-9 feet) allowing plenty of storage. Venmar air exchanger to ventilate the basement well, heating with independent meter for the basement. (Heating fee 2020 of $590.00) Urethane foam insulated solage. Access well to the independent and external basement.

Easy to rent. Stable, pleasant and respectful tenants. All leases renewed until June 30, 2022.

Yearly revenue: $35760

I have never lived in the property so I sell without legal warranty, but will of course provide a detailed seller's statement.

Being fully rental and having restrictions for COVID-19, visits will take place only after promise of purchase accepted and proof of financing.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
