Lot dimensions 596 m² (6 415.29 ft²)

Owners’ comments

Land located at the corner of rue de la Rive / Avelin-Péloquin (Where is the sign of the city!), Right in front of the majestic "Château des Simard" that belonged to the famous family and 5 minutes walk from the Nautical Park Sorel-Tracy (Marina). This marina is located just behind a 4-star hotel, the Hôtel de la Rive.

According to the specification chart in force, it is possible to build a single-family house (maximum 2 floors) with extra accommodation if you wish (up to 4 and a half rooms) or intergenerational housing. IMPORTANT - The dwelling may be duplex style, however, its area must be less than the main unit (considering the stairwell for example).

Applicable margins (Location of the building):

Front (Facade on the rue de la Rive) = 6 meters

Lateral street (Avelin-Peloquin side) = 7.5 meters (With possibility of derogation to 4 meters)

Lateral (Garage side of 42 de la Rive) = 2 meters with opening (window) or 1.4 meters without opening.

Rear (20% of the minimum ground depth) = About 6.5 meters of minimum rear margin.

So, the maximum area of implantation of a building is: Width = 8 meters frontage on rue de la Rive (with possibility of 11.5 meters if approved override!) And Length = 20 meters (approximately). So from 160 square meters (1722 square feet) to 230 square meters (2475 square feet)!

The recent amendment to the P.I.I.A. In order to ensure the proper development of the vacant lots in the municipality of Sainte-Anne-de-Sorel, please check if your project is viable with Mrs. Michèle Bérubé (Town planner: 450-742-1616) before performing a project or promise to purchase.

Sewer and aqueduct = $ 2400 taxes included for connection to the city of Sainte-Anne-de-Sorel.

This sale is obligatorily taxable according to the provisions of the Excise Tax Act and the Quebec Sales Tax Act because my vacant parcel of land where my building was located was subdivided into more than two parts (lots ).

Please note that lots 6 300 141 and 6 300 142 are sold, thank you!

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
