Owners’ comments

For sale semi-furnished or for rent furnished at $2200/month. Minimum lease is 12 months.

This 4 ½ condo is located on the ground floor of a concrete building. It is facing a beautiful garden and has a cozy garden terrace. The condo has many advantages: excellent location, low condo fees, spacious, well divided rooms, soundproofed, quiet, comfortable, it is nice to be in it, it creates a good homey feeling. The condo also has a locker. The building itself is very well managed and maintained.

The condo is in move in condition. The furniture and decorations can be negotiated.

The condo is very well located between two metro stations: Namur and de la Savane. 8-10 minutes walking to either metro station. Large grocery shop Epicure with ready to eat counter, restaurants (Indian restaurant, Amir, La Belle Province, Kanda Sushi Bar, Dunns, Burger King, Allo! Mon Coco, Bulk Barn, Tim Hortons, Wendys,..) , Walmart, Le Chateau, Ardene, Fabricville, Toys R US, Smart centers, Decarie Square Plaza with Winners - Home Sense; numerous kindergartens, CEGEP Marie-Victorin, Community Center, SPCA, parks, bus stops, highways all is nearby.

The condo is located in a new development area of Montreal Triangle, with beautiful new buildings and beautiful landscaping. Also, the new construction of the biggest in Montreal shopping mall with lots of entertainment facilities is approved. The shopping mall should open its doors in 2022. The pedestrian bridge will connect metro station de la Savane to the new shopping mall. You can read more about new shopping mall here https://www.cbc.ca/news/canada/montreal/mega-mall-project-in-town-of-mount-royal-to-include-traffic-easing-measures-1.4542408 .

The condo is located in a vibrant area - dynamic, but relaxing at the same time. Many young families are choosing this area, as well as elderly people, who like its comfortable street benches and parks. The prices in the area are aimed to increase, especially with the construction of the new super shopping mall.

The condo is very enjoyable to leave in and it is a good investment at the same time.

How to buy this property

Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
