Bright newly renovated condo with a great layout is ideally located in a nice residential area. 

Spacious two-bedroom with new closet, bathroom has a separate shower. Beautiful, spacious kitchen with dining area, new stove,  lots of cabinets for storage.

Roof and wall bricks of the building redone in recent years. New electrical cabin of the condo Installed In 2019. All electric heaters are replaced by the new energy-saving type.

Only a couple of minutes on foot, you will find all the stores you need (Familiprix, grocery, banks, restaurants, barbershop), close to the daycare center, Université de Montréal, St-Mary's Hospital, Jewish hospital, 3-minute walk to the Côte Saint-Catherine metro. 

Excellent Walk and Transit scores of 81.

Very easy to find a parking spot in the street.

Including the stove, dishwasher, fridge, microwave, all lighting fixtures, two newly installed A/C units, in the bedroom and the living room, two curtain tracks. Also includes a storage locker in the basement, a shed in the backyard of the building. 

The washing machine and the dryer are in the basement.

Municipal assessment applies to the entire building and lot. The condo fee covers the municipal tax, school tax, insurance of the building, and the public hydro cost, cleaning and the maintenance of the building provided by the janitor who live in the building. 

Financing is with Caisse Desjardins (Versants du Mont-Royal Branch, in Outremont).
