Owners’ comments

Superb turnkey condo near the University of Montréal, Polytechnique, HEC, Brébeuf and Stanislas colleges, Ste-Justine, Jewish and St-Mary's hospitals and at a 5-minute walk from the upcoming Canora REM station giving quick access to downtown Montréal and all of the REM transport network. The unit was entirely renovated by the previous owner in 2012 including kitchen, bathroom, hardwood floors, and the elegant recessed ceiling.

The unit is on the second floor of a quiet building with 12 units split between 3 floors. With 9 foot ceilings throughout, the condo has 1 large bedroom. An air conditioning unit was installed in 2013. Exclusive storage space is included in the basement of the building. The unit also includes an exclusive outdoor parking space.

The condo is sold with electric appliances including stainless steel stove and fridge and superimposed Samsung washer and dryer all bought new in 2012. The washer is in need of a repair so it is included with no legal guarantees. The balcony is located in the back of the building and is accessible through the bedroom. Also included is the kitchen island and kitchen stools. The kitchen is pre-designed for the possibility to add a dishwasher and features quartz countertops. All blinds and drapes are also included in the sale and were all customized for the unit.

A co-owner syndicate manages the building, allowing to maintain low co-ownership fees. Since the property is an undivided co-ownership, a down payment of 20% of the sale price must be made outside the mortgage. The mortgage must be taken with Caisse Populaire Saint-Joseph-De-Bordeaux in Montreal and the notary in charge of the transaction is Me Eduardo Dias also in Montreal.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
