Owners’ comments

Located in Montreal's Notre-Dame de Grâce district, this beautiful Tudor-style cottage (1946) was renovated over the years (invoices in support) with quality materials.  Typical European construction, the cinder blocks are seated on a poured concrete foundation and extend up to the attic. The large backyard offers the opportunity to build an extension to the home and have a pool while still having space for a pleasant backyard.

The house offers 4 bedrooms and 2 bathrooms.

The solid wood entrance door opens on the ground floor. The large kitchen (redone in 2012) with a heated floor is located at this level. The counter and the kitchen island are made of polish concrete. Also, the dining room and the living room are next to it, creating a dynamic space during evenings with family and friends.

Three(3) bedrooms are on the second floor. A bathroom, with whirlpool, serves them.

In the basement, fully furnished in 2016, the 4th bedroom (soundproof) is located. The laundry room and the second bathroom (Italian shower with heated floor) are also located in the basement. The basement heating is provided by a floor heating system covering half of its area.

The large terrace on the side of the house offers plenty of sun from morning until late afternoon.

Parking is located at the front of the house. An electrical panel was installed to accommodate an electric car

Renovations done during the years are as follow:

  • Roof (2004)
  • Gutters (2010)
  • Water heater (2011)
  • Kitchen (2012)
  • Doors and Windows (2013)
  • Basement fully finished (2016)
  • Plumbing (2016)
  • Solar Roller Canvas (2016)
  • Refurbishment of the heating system (heated floor and inertia electric radiators)
  • Electricity redone over the years (2011-2019)

Come live in a dynamic neighborhood with all services within walking distance (5 minutes and less) on Somerled Street. Grocery stores, cafés, bakery/pastry shop, hairdresser, butcher, beautician, schools (French and English), restaurants (15), SAQ, library, sports complex, parks (2), physical activity, gas station, and convenience stores.

A 15-minute walk to Monkland Village and its trendy shops.

Dropping a car or living without a car will never be easier. The house is served by these transports:

  • Communauto / Auto-mobile / Car2Go are available in the neighborhood.
  • Metro Villa-Maria, Vendome or Snowdon (orange/blue line)
  • Trains (station Montréal-Ouest) (3 lines: Candiac/Hudson/St-Jérôme) to Lucien-L'allier

How to buy this property

Found your dream home? Here’s a summary of steps to follow to become a homeowner. For detailed information, click here:

Buy on DuProprio.com
Did you know?

Whether you purchase a property from a homeowner or from a broker, the steps involved and the legal implications are the same. You’ll see that buying without an intermediary has many advantages!

Can I afford to buy this property?

Prior to visiting a property, you should verify whether you have the means to purchase it by meeting with a financial advisor. Don’t forget, you must have enough money to cover both a down payment and the expenses related to the transaction (notary, property transfer duties, etc.).

Is this property right for me?

Consult the listing to determine whether the property features meet your needs. If necessary, communicate with the homeowner to obtain additional information. You may then make an appointment with the homeowner for a visit and prepare a list of questions to ask him.

Do I need to conduct a property inspection?

Verifying the condition of the property prior to purchasing it is a good precaution to take. In order to do so, you can hire a home inspector. He will intervene at a later date. Be prepared to add the inspection conditions to the offer to purchase.

How much should I offer?

Easily familiarize yourself with the market by visiting DuProprio.com and by verifying the price that comparable properties in the area have sold for. You’ll get a better idea of how much you should offer. You can also hire a licensed appraiser.

How do I proceed with an offer to purchase?

Have a discussion with the homeowner in order to come to an agreement on the price, the conditions of the sale and the possession date. You can then complete the offer to purchase form.

Thanks to DuProprio, the seller benefits from a legal assistance service and can ask their legal questions in order to properly complete the document.

The sale will be sealed with a notary, but until then, nothing prevents you from consulting a notary to write-up an offer to purchase. Once the deed of sale is drafted, you will be the new homeowner!
