Height of the ceilings 1st floor 9 ft... 2nd floor 8 ft

Neighborhood:

1.                  Side "east": a large park adjacent to the house is separated by a "Frost" fence and trees that give privacy... several children's games are far from home... At the other end of the park there is a soccer field... tables are available for your family picnics

2.                 2 minutes from home...  Westwood Arena and Sport Center: accessible by the park: their parking can also be used for your family gatherings... + inside the arena there is a large room for Bricoleurs de Dorval  with specialized wood working equipment... + north of the arena a large area, fenced, especially for gardening reserved for the citizens of Dorval

3.                12 minutes from the house... Lester B. Pearson, bilingual school, 1925 Ave. Brookdale, Dorval, H9P 2Y7 514-422-3000... ELEMENTARY + 4 YEAR OLD KINDERGARTEN  + DAYCARE + HIGH SCHOOL

4.               10 minutes from home... Surrey aquatic and community center... 1945 Ave. Parkfield, Dorval, 514-633-4001... many organized ACTIVITIES (see their website) + SKATE PARK with several routes

  • 1st floor:

1.                  All halogens are embedded

House:

1.                  2 heat pumps... 1 on the ground floor and 1 on the 1st floor: very comfortable all year round

2.                  All windows are soundproofed at  about 90%... effective against external sounds and effective at keeping heat and air conditioning

3.                  Water pump (sump pump)... embedded  in concrete on basement floor

4.                  The courtyard of the "East" side is exposed to the sun all day... very nice

5.                  The front of the house is very lit... 3 spots embedded in the roof... 2 lights: one of each side of the front door... 1 City lamppost in the middle of the cul de sac... very safe for children

6.                  Cul de sac: 2 neighbors of my west side... 1 neighbor across the street; very friendly...  retired couple and helping

7.                  After snowstorm the street is cleared by the City the same day or the next day and the snow is transported by truck... the street is always clear
