Owners’ comments

Come visit this beautiful 2-bedroom corner-unit condo (810 sq. ft.) located in Griffintown, one of the most vibrant neighborhoods in Montreal. This condo is in one of the two Murray towers, sitting a few steps from Wellington Street known for all its services.

The condo has a lot of daylight that comes in thanks to the double-sided French windows with sliding doors in the living room facing the southwest. There are no facing buildings so you can enjoy the view of the park, also by sitting on the balcony.

The master bedroom also has a large wall-to-wall window facing the west and is sunny throughout the day. The second bedroom is very convenient to be used as a very comfortable bedroom or even as an office (for people who work from home). Both bedrooms have large cupboards.

The bathroom offers both a shower and a bathtub. And the kitchen has plenty of storage and all appliances are included (fridge, stove, washing machine, dryer, dishwasher, and light fixtures).

The condo is modern, and comfortable, and comes with a built-in A/C, an electric heating system, and an air exchange system, helping you be comfortable throughout all seasons.

The condo comes with a locker at the basement level to store away your other items.

The garage is not included in the asking price, but can be added if interested (final price to discuss).

The building has a well-equipped gym, a common family room on the top floor at the penthouse level, access to the rooftop terrace with barbecue/chairs and a beautiful view of the city, a ground-level heated outdoor swimming pool along with another barbecue, and a garden with shaded tables and chairs, a kid's room with toys, and guest rooms you can rent for visiting family members or friends.

Griffintown is a vibrant neighborhood located 5 minutes away walking distance from the Lachine Canal and 10-15 minutes away from the Old port, 10 minutes from Bonaventure station. It is a lively area with restaurants, gyms, coffee places, stores, banks, massage parlors, dentist services, etc. Murray Street is two streets parallel to the famous Peel Street. The neighborhood is right next to Little Burgundy and it's an animated Notre dame street with shops, restaurants, and bars (and Atwater market is not far either). Not to forget that it is well connected with downtown areas such as Bonaventure, St Catherine Street, etc.

It is a perfect location for an urban lifestyle but with the advantage of nature (Canal, bike path along the river, walking path, and even a beach volley). Dog park 2 minutes away, shopping supermarkets such as Metro, Allons Vert, the new IGA (further away on Robert Bourassa), and Costco on Bridge Street which is a few minutes away driving. Worth mentioning are the connections to the Victoria bridge and the Champlain bridge which are both accessible within minutes. There is also a bus stop right at the corner of the street (Murray/Wellington).

A small mall allows enjoying inside shopping with Adonis, Winners, Dollarama, and MacDonalds. SAQ is right around the corner from the mall. The new Bouclair and Musk are only a few of the house equipment stores in the neighborhood. And French pastry/bakeries and coffee shops such as Le petit Dep among others add a charm to Griffintown!

Come and visit us, you will enjoy both the neighborhood and the condo along with all the services provided in the building. Please contact us at 514-660-0750 (text message).

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
