Suberb ground floor unit which has personality and character, a story, very bright and sunny, located close to Avenue du Parc, Place La Cité, Mount Royal, Jeanne-Mance Park and McGill University;

Apartment semi-detached (divided) distributed over two floors (RC: 60.5 m2 and basement (44.8 m2) furnished and habitable - laundry room with open area - with possibility of office or boudoir, a second bedroom; plenty of storage space and ceiling over 9 feet and nearly 8 feet in the basement;

Apart of a Victorian style building more than a hundred years old and well maintained annually; stone front façade; slate cornice; private rear terrace, sunny rear common courtyard, front garden; presence of mature trees: the countryside in the city;

Rear outdoor parking space (common portion with an exclusive use) via an alley.

The basic monthly common fee of $100 (revised March 2021) is in addition to Unit 101's annual contribution to the contingency fund ($576.30 paid in 2021) (contingency fund study planned for 2021), self-insurance fund ($320.17 paid in 2021) and condominium insurance, including director liability insurance ($1247.96 paid in 2021) already paid); if consolidated, the total per month is approximately at present.
