Superb very bright condo (corner unit), located on the first floor of a 3-story condominium.

This condo is located close to Lafontaine Park, two grocery stores and several restaurants.

Located at the corner of rue Roy which is not very busy because it is one way and landlocked between Saint-André street and Du Parc-Lafontaine street.

It includes two bedrooms (one with a walk-in closet), storage space and a large room combining the living room and the dining room.

Recently built (1994), this divided condominium is located at a 5-minute walk from:

Sherbrooke metro station (orange line)

Bus lines 24, 144 and 427

Cherrier, Duluth, and Saint-Denis streets

Several theaters, cinemas, restaurants, etc.

Several primary and secondary schools.

The Vieux-Montreal CEGEP and the Université du Québec à Montréal (UQAM) are nearby.

The fireplace was removed in 2019 according to the city's new environmental standards (investment of more than $ 4,000).
