Three-bedroom condo located in a particularly dynamic area, located on the borders of the Plateau, Mile-End, and Outremont and a few minutes from Parc du Mont-Royal. Everything is within walking distance: schools, shops, restaurants, grocery store, pharmacy, sports halls, aesthetics, performance hall, daycare centers, colleges, and banks.
The building dates from 1910 and was converted into an undivided co-ownership in 2004. Quality construction. Large open area on the living room, dining room, and kitchen with island, hardwood floor, crank windows, 9'9'' ceiling height, alarm system, net living area of 1342 sq. ft. Water heater was rented from Hydro-Solution.
Parking and mobility: private parking space behind the building. The owner can also park easily with an annual vignette from the city. A fleet of Communauto vehicles is in the nearby parking lot. The Laurier metro station is 1 km away and the Place-des-arts metro station is 2.5 km away (downtown). Excellent public transport service.
Building management: Condo fees of $568/month (31% share) include municipal taxes ($4,399), school taxes ($577), building insurance ($743), and feed a contingency fund ($1,100). This fund is managed via a joint account of the co-owners and currently has a balance of over $30,000. The undivided co-ownership agreement is available on request.
Possession within 45 days
The city has changed the lead water inlets (August 2023). During the summer of 2023, the wall of the parking lot adjacent to the building crumbled, but the repair costs are the responsibility of the neighboring owners (documents available).
