Beautiful renovated condominium, quiet. Six concrete units. Beautiful area, in the heart of the Plateau. A 2-minute walk from Lafontaine Park and very close to Duluth Street.  
Close to all services, shops, cafes and restaurants.
Public transport nearby: Sherbrooke subway station is an 11-minute walk away, Mt-Royal subway station is 13 minutes away. Bixi station 3 minutes away and Communauto 12 minutesaway. 
A thumbnail of the City of Montreal is available for street parking.
Full renovation work completed in July 2017.  The floors wereredone in all rooms, bedroom, living room, dining room, kitchenand bathroom (heated floor).  The wall air conditioner (Daikin,9,000 BTU, 12 year warranty, transferable) and all householdappliances have been changed (stove, refrigerator, dishwasherand microwave, except the washer and dryer, but the latter arefunctional.  On the balcony, the discount was completely redonein March 2018 with a steel door and a composite board floor wasinstalled in summer 2019.
Condominium where harmony reigns. Nice collaborationbetween all. Excellent management. All major expenditures areplanned and planned for several years.  No additional short-termexpenditures are planned.  The staircase will be with thecontingency fund in 3 years. The roof was rebuilt in 2011 and thewindows are in excellent condition.
Possibility of investment with a very good rental incomepotential. I've owned it for 14 years and I've never lived it. To rentit, less than a week has been required regardless of the time ofyear.  The current tenants leave in mid-November.
Functional wood furnace, but not in accordance with currentstandards, the city prohibits its use, except in case ofemergency.
