Magnificent living space with large south-west facing windows flooding the vast open living space with natural light. Occupying the entire 2nd floor of a building that has an indoor entrance and staircase (very rare on the Plateau); this condo, with two bedrooms and two full bathrooms, is the ideal place to live! The kitchen includes a 42" x 90" island that sits in the middle of the open area, perfect for cooking, working and entertaining (when the situation will allow)!

Renovations were completed in 2010 (roof, doors, windows, plumbing, electricity, kitchen, bathrooms, balconies) and the wall-mounted air conditioning was installed in 2011. The water heater was purchased and replaced in May 2020. The kitchen counters were redone in quartz in early 2021. Exposed brick wall in the open space area. Original hardwood floors.

Located just a few steps from Avenue Mont-Royal, you will find all services just 2 blocks away. Grocery stores, pharmacies, daycares, elementary and secondary school, parks (De Lorimier, Baldwin, Laurier, Lafontaine, etc.) butchers, fruit shops, restaurants, bars, dry cleaner, cafes, gym, Sablon sports center, swimming pools, convenience stores, charging stations electric, community garden, etc. everything can be done on foot! The Mont-Royal subway station is a 15 min walk or 3 minutes bus ride away, and a new station is planned on the pink line between Papineau and De Lorimier.

A common outdoor area at the front of the building serves as a terrace and garden inviting you to socialize with the pleasant neighbors. The unit also has two small outdoor storage spaces on the private balcony area overlooking the peaceful backstreet.
