Owners’ comments

Beautiful condo unit with a lot of character, located on the second floor and balcony opens onto rue Milton. Hardwood floors with wooden arches, brick walls, high ceilings, a decorative chimney, and a beautiful bay window.

Building is also known as the Marlborough Apartments. Marlborough Apartments is designated as a National Historic Site of Canada. It was designed by architects Taylor and Gordon and is considered to be a Queen Anne Revival style and turn-of-the-century apartment design. https://www.pc.gc.ca/apps/dfhd/page_nhs_eng.aspx?id=648. Several films have been filmed in the building.

Great investment opportunity due to its location. Steps away from McGill University, this is an easily rentable unit. Also ideal for a couple or a family looking to settle down on a quiet street right in the heart of the city. Currently leased until the end of April 2022

Fantastic location! Walking distance to all necessary amenities (grocery stores, pharmacy, bars, restaurants, cafes, school, medical center) as well as to the McGill metro, Jeanne-Mance park, and Mount-Royal.

The unit is currently set up as 4 bedrooms, 1 bathroom, a kitchen and a living/dining room, a walk-in closet, and a nook that is actually set up as an office space. The large bedroom in the front can easily be reconverted into a living room. The 3 other bedrooms overlook a green courtyard.

Inclusions with the unit:

  • All appliances (washer, dryer, stove, oven, fridge, and dishwasher), without warranty
  • Three original fixtures
  • Private storage locker (in the basement)
  • Access to the shared conference room, bike storage, and workshop

Cost of maintenance of condo:

  • Condo fees ($390.12/month)
  • Municipal and school taxes ($401.50/month)
  • Water heater contract ($14.99/month)
  • Insurance ($26/month, your cost may vary)
  • Electric heating, electricity is currently the responsibility of the current tenants

In order to limit the exposure for the four current tenants and due to the current COVID-19 situation, visits will be limited to serious buyers and by appointment only. For these reasons, we have included the 3D virtual tour option for this listing.

An up to date certificate of location was completed in June 2021.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
